Treasurer Wayne Swan said he did not know whether the convoy would be meeting Prime
Minister Julia Gillard upon their arrival in Canberra.

"It's a free country, they're free to express their opinions in any way they like as
long as they do it lawfully and that's one of the great things about Australia," Mr Swan
told reporters at Chermside, in Brisbane's northern suburbs.

Mr Swan said he did not accept the proposition that the trucking industry, which is
largely unionised, had lost confidence in the Labor government.

"There are a broad range of people involved (in the convoy), but I don't accept some
sort of notion that at the core of this is a whole lot of people who are associated with
our government or with the Labor Party," he said on Sunday.

The National Road Freighters Association has organised the rally.

However, the major body representing truckies - the Australian Trucking Association
has distanced itself from the protest.

Australian Trucking Association spokesman Bill McKinley said the protesters' calls
for a fresh election were unrealistic.

"What they're asking for can't be delivered," he told the Canberra Times.

"This isn't a trucking industry protest, it only includes people from the trucking industry.

The prime minister has offered his backing for an independent Kosovo.

The once war-torn former Yugoslav state declared its independence overnight .. triggering
wild celebrations in the capital Pristina.

However the UN hasn't recognised Kosovo's new-found status .. and there's opposition
from Serbia and Russia.

KEVIN RUDD'S TOLD abc RADIO the Australian government believes an independent Kosovo
will be a good thing .. and it will offer official diplomatic recognition at the earliest
opportunity.

Mr RUDD says the sorry history of Kosovo means Australia has to do whatever it can
to ensure the citizens of that part of the world are protected into the future.

Former deputy Prime Minister BRIAN HOWE has been appointed to the panel to advise the
government on how to use the experience of Australia's growing community of seniors.

The federal government today announced EVERALD COMPTON and Professor GILL LEWIN would
join Professor HOWE on the advisory panel on the Economic Potential of Senior Australians.

The panel will consider how Australia can harness the intellectual capital of seniors
and improve the workforce participation of older workers with government reports showing
the proportion of people aged at least 65 years is set to increase to 23 per cent by 2050.

NSW:Funeral to be held for fallen soldier

SYDNEY, Aug 26 AAP - A funeral is to be held in Sydney for Trooper Jason Brown who
was killed in Afghanistan two weeks ago.

Trooper Brown will be farewelled in a private service, understood to be taking place
in Normanhurst in Sydney's northwest on Thursday.

The 29-year-old member of the the Perth-based Special Air Service Regiment (SASR) died
from multiple gunshot wounds when insurgents opened fire on his patrol in the northern
Kandahar province on August 13.

Trooper Brown was the 18th Australian soldier to die in Afghanistan.

Since his death, three more soldiers have been killed in the Afghan war.

Lance Corporal Jared MacKinney, 28, was shot dead during a three-hour battle with insurgents
on Tuesday, while Privates Grant Kirby, 35, and Tomas Dale, 21, died in the blast of an
improvised explosive device on Friday, August 20.

Born and raised in Sydney, Trooper Brown, unmarried with no children, was an experienced
soldier with more than 10 years service in the Australian Defence Force (ADF).

His family said he died "doing what he loved".

Trooper Brown joined the army in 2001, serving with the 1st Battalion Royal Australian
Regiment (1RAR) and then with the commando battalion 4RAR.

He joined the SASR in 2007.

This was his first deployment to Afghanistan but he had served three times in East Timor.

Trooper Brown is survived by his parents Graham and Ann, and his sister Stephanie.

FED: Qantas cancels more flights due to volcano ash

SYDNEY, April 19 AAP - Qantas has cancelled more flights to London as it continues
to wait for ash from an Icelandic volcano that has closed airports across Europe to dissipate.

The airline said on Monday it still did not know when services to Europe would resume.

Qantas has scrapped two flights to London scheduled for Wednesday, extending by one
day a run of cancellations that began late last week and that is now entering its sixth
day.

"Qantas will be doing everything to meet passenger needs once flights into Europe are
able to resume," it said in a statement.

"However, access to UK and European airports will be difficult due to the backlog of
flights from around the world.

"This situation would be likely to continue for some days."

Qantas inbound services from London and Frankfurt to its Asian hubs of Bangkok, Hong
Kong and Singapore have also been cancelled.

However, its services between Australia and Asia were still operating.

The airline is advising travellers to check its website (www.qantas.com) for updates.

Meanwhile, Malaysia Airlines said it was flying to Rome, where airports remain open,
from Kuala Lumpur.

Airports at Athens and Madrid are also open.

Millions of passengers across the world have been affected by the ash cloud that has
been spreading from Iceland's Eyjafjoell volcano since last Wednesday.

Qld: Dengue-spreading mosquito could move to cities

CAIRNS, Dec 4 AAP - A mosquito species located on Australia's mainland for the first
time has the potential to spread the dangerous dengue fever virus to major population
centres, experts warn.

Queensland Health entomologist Professor Scott Ritchie said the Asian tiger mosquito
(aedes albopictus) could survive in more temperate climates than the other dengue-spreading
mosquito, aedes aegytpi, which is endemic to northern parts of Australia.

"It could potentially establish in Brisbane and Sydney and maybe even Melbourne," Prof
Ritchie told AAP.

"This mosquito has a reputation for invasion of new areas.

"It's all through the southern quarter of the US, it's throughout most of south America,
it's gotten into southern Europe, so we are sort of the last guy standing with this mosquito."

Prof Ritchie said Asian tiger mosquito larvae had been identified from samples taken
from near Mapoon, in northern Cape York, in March but have only recently been identified.

The mosquito has become established in the Torres Strait in recent years but this is
the first time it has been located on the mainland.

In addition to dengue, the Asian tiger mosquito has been associated with the potentially
fatal chikungunya fever

Queensland Health officers are currently scouring northern Cape York to identify whether
the mosquito, which was most likely brought over in a dinghy, had spread.

Authorities have been working for several years to keep the mosquito away from the
major Torres Strait transport hubs of Horn Island and Thursday Island to reduce the risk
of it spreading to the mainland among travellers' belongings.

"There is always going to be the threat of this thing being introduced on the mainland,"

Prof Ritchie said.

"The quarantine aspect of it is critical."

Qld: Two more suspected swine flu cases cleared

Another two people in Queensland have been cleared of having swine flu this evening.

Both had gone to Brisbane's Prince Charles Hospital on Monday with flu-like symptoms.

Queensland's Chief Health Officer .. Dr JEANNETTE YOUNG .. says the tests have cleared
both patients of having swine flu .. although no more details about the patients are being
released.

Another two suspected cases were cleared earlier in the day.

NSW: Third charged over Beirut By Night stabbing

SYDNEY, Dec 23 AAP - A third person has been charged over the stabbing death of a young
man at western Sydney's Beirut By Night restaurant.

Mohamed Omar, 24, was fatally stabbed during a fight at the Homebush restaurant at
about 2am (AEDT) on December 14.

He was treated at the scene before being taken to Westmead Hospital, but he later died.

Two other men, aged 22 and 32, were also stabbed in the altercation.

On Monday a 28-year-old Sadlier was charged with murder and two counts of malicious
wounding after turning himself in to Liverpool police station.

He was refused bail and is due to appear at Liverpool Local Court on Tuesday.

Police also charged a 29-year-old Busby man with being an accessary after the fact
to murder and concealing a serious offence, and he will appear in Burwood Local Court
on Tuesday.

A third person, a 21-year-old Punchbowl woman, has now been charged over Mr Omar's
death, after being arrested by police at 6.30pm (AEDT) on Monday.

She has been charged with accessary after the fact to murder, two counts of accessary
after the fact to malicious wounding, and with concealing a serious offence.

She has been refused bail, and will also appear in Burwood Local Court on Tuesday.

NSW: Scipione backs reforms to rostering, but not second jobs

NSW Police Commissioner ANDREW SCIPIONE says the force will look into making its rostering
system more flexible .. and won't stop police taking second jobs.

A report released by NSW Auditor-General PETER ACHTERSTRAAT today says the current
block-rostering system is inefficient .. hinders investigations and should be overhauled.

The report's found the controversial 12-hour block rostering system is affecting the
performance of the state's 14-thousand frontline officers.

Though popular with general duties police .. their commanders have long opposed the
rosters as encouraging part-time policing.

Some officers have been the subject of complaints about moonlighting in second jobs.

Mr SCIPIONE says the report's found there's nothing inherently wrong with 12-hour rosters
.. but what's needed is a truly flexible system.







The commissioner says he's not going to stop officers getting second jobs .. as long
as it doesn't impact on their policing role.

He says the reality is that they have mortgages to pay and families to raise.

SYDNEY, Dec 21 AAP - A new pipeline project on NSW's Central Coast will deliver more
than one-third of the drinking water required in the area, NSW Premier Morris Iemma says.

The Central Coast pipeline project, which Mr Iemma opened today in Morisset, involved
the construction of more than 25km of pipelines and two new pumping stations.

It will deliver 27 million litres a day from the Hunter region's Williams River to
the Central Coast, where dam levels have reached record lows.

Mr Iemma said the government had helped fast-track the $35 million project, which was
part of a larger plan to secure the area's water supply.

"We are working hard to deliver the project that will ensure the Central Coast does
not run out of water," Mr Iemma said.

"This pipeline is an important part of these plans."

Mr Iemma said the pipeline project and the recently announced $243 million Tillegra
dam project would help drought-proof the Hunter and Central Coast for the next 60 years.

He said the government aimed to boost water transfers in the region to 35 million litres
per day by November next year.

"This pipeline project was completed ahead of schedule thanks to the excellent work
of Hunter Water and dedication and commitment from a number of local contracting firms
and suppliers," Mr Iemma said.

NSW: Retirement village law changes too late for some

SYDNEY, Aug 14 AAP - New laws proposed by the NSW government won't help the residents
of a northern Sydney retirement village that has gone broke.

NSW Fair Trading Minister Diane Beamer today announced more than 50 proposed amendments
to the Retirement Villages Act aimed at safeguarding the rights of the elderly.

But Ms Beamer said the new laws, which are expected to pass through parliament by year's
end, would not be retrospective.

Last month, the government was forced to organise alternative housing arrangements
for residents of the former Woolcott Court Retirement Village in Wahroonga, in Sydney's
north, now known as the Waldorf Retirement Village, after the former operator went broke.

Some residents reportedly lost deposit payments of up to $300,000.

The Department of Fair Trading is working with about eight residents still at the Waldorf
Retirement Village to help them find new accommodation.

"These laws won't be retrospective," Ms Beamer told reporters.

"We've got someone in there for another month to ensure that we can find the best possible
residential arrangement for those people who live at Woolcott now."

The new measures will include a 90-day cooling-off period for new retirement village
residents, protection for residents from retirement village budget blow-outs and reduction
of red tape for village operators by simplifying accounting and budget procedures.

"One of the most important (amendments) is making sure that the residents are, in fact,
secured creditors when it comes to a retirement village which has gone under, and making
sure that that situation doesn't lead to those people in retirement villages having an
unsecured future," Ms Beamer said.

NSW opposition Leader Peter Debnam said he was pleased the government was moving to
give retirement village residents more security but said it should have acted sooner.

"It has been a couple of years on the way for these reforms but it has been too long
for the eight residents at the Waldorf retirement village," Mr Debnam told reporters.

The Aged and Community Services Association, which represents not-for-profit aged care
facilities, gave the proposed changes to the law in-principle support, but said it wanted
to ensure they did not contain unintended consequences.

"Many of the not-for-profit operators represented by ACS are small community groups
and it is vital to make sure the changes do not place their financial viability at risk,"

association chief executive Paul Sadler said.

per cent of ALP voters.

Experian Marketing Services Launches New Consumer Economic Barometer.

Experian Marketing Services, a leading provider of data, analytics and marketing technologies to help organizations target and engage their customers more effectively, today launched the Experian Consumer Expectation Index. Marketers now have access to actionable, granular data via the Experian Consumer Expectation Index (CEI) that distinguishes and trends consumer behavior based upon their economic outlook.

Experian Consumer Expectation Index at 90.5(1) for most recent period

Based on the latest figures for the Experian Consumer Expectation Index, U.S. consumers' forward-looking view of the economy fluctuated dramatically during Q1 2011, reaching a three-year high of 96.8 for the week ending January 31, 2011, and then dropping substantially during February 2011 to reach pre-holiday 2010 levels.

"At the beginning of 2011, the economic outlook was very positive among consumers. However, rising gas prices and conflicting economic news have led to extreme fluctuations in consumers' economic outlook," said Bill Tancer, general manager of research, Experian Marketing Services. "While economic expectation settles back to the steady state of the low 90s that we observed in 2010, consumers' overall view of the economy has returned to one of cautious optimism."

Online buyers continue positive edge

With the exception of September 2008 through June 2009, the Experian CEI has shown that digital consumers have a more positive outlook on the economy than the U.S. population as a whole.

"One of the challenges of using Internet traffic data as a sole barometer of consumer economic sentiment is that in good times online retail traffic increases as consumers increase spending," said Tancer. "In tougher times, however, online retail traffic also increases, as consumers leverage the Internet as a cost-savings tool."

"Combining data from Experian Hitwise showing visits to the top 500 retail sites with the CEI reveals that, as of May 2011, moderate increases in both traffic and consumer economic outlook reinforce our viewpoint that after a period of strong positive outlook in Q1 2011, we've returned to the state of cautious optimism," said Tancer.

Chinese netizens applauded a shoe-throwing protest on Thursday by a university student and Twitter user aimed at the man credited as the father of Chinese Internet controls.

"Student@hanunyi at Wuhan U hit Fang Binxing, father of China's Great Firewall, with a shoe during his lecture," tweeted veteran blogger Isaac Mao.

"Netizens cheering online now."

The student, who studies architecture at another college in Wuhan, was the subject of a city-wide manhunt following the shoe attack, which he reported on Twitter before and after the event.

Fang, president of the Beijing University of Posts and Telecommunications, is widely regarded as the "father of the Great Firewall" and is hugely unpopular among Chinese netizens.

"The egg missed the target. The first shoe hit the target. The second shoe was blocked by a man and a woman," @hanunyi wrote.

He described running away from the scene.

Later, he sent another update: "Thanks to all Twitter friends ... I haven't managed to get back to you individually."

"Actually I thought this was a pretty small affair, and it was purely to express my own anger," he added. "Maybe if you were there, you would have thrown things too."

"Maybe you would have done a better job, a more accurate job, and not wasted that egg," he quipped.

Student sought

Chinese police said they were looking for the student, who has remained unidentified so far.

Searches for Fang Binxing's name on the popular microblogging platform Sina Weibo were blocked following the incident.

Instead, searches resulted in the following message: "We were unable to display the search results according to relevant laws and regulations."

Fang was swamped with sarcastic and abusive messages last year, shortly after opening an account with the service, which was later deleted.

Twitter users posting to the hashtag #GFW, for Internet censorship and circumvention posts, appeared jubilant on Thursday.

"If there are 'enemies of the people' in this day and age, then Fang Binxing is surely one of them," wrote user @cxzj.

"It doesn't matter what your politics are. It is the bounden duty of every citizen who doesn't want to be a blind donkey to pelt Fang Binxing with rotten eggs and tomatoes."

Meanwhile, a joke was circulating which purportedly described Fang's ire following the protest.

"How come you didn't take preventive measures?" he is said to have asked the event organizers. "They were talking about this beforehand on Twitter."

"Well," comes the innocent reply. "We can't get onto that site because it's been blocked by the Great Firewall."

Controls may tighten

Earlier this month, China set up a nationwide command center to oversee the country's 477 million netizens and to "manage information" on the Internet, prompting fears that online controls will get tighter still.

The State Internet Information Office, directly under the control of China's cabinet, or State Council, will "direct, coordinate, and supervise online content management," official media reported.

It will also handle administrative approval of businesses related to online news reporting.

China imposes a complex system of blocks, keyword filters, and human censorship known collectively as the Great Firewall, or GFW.

The most recent crackdown on dissent in China began following anonymous online calls for a "Jasmine" revolution, inspired by recent uprisings in the Middle East.

Rights groups say dozens of activists, lawyers, and cyberdissidents have been detained, sent to labor camp, or sentenced to jail terms for subversion.

PRODUCER OF CHILD PORNOGRAPHY SENTENCED TO LIFE IMPRISONMENT.

INDIANAPOLIS, Indiana -- The following information was released by the Indianapolis Field Office of the Federal Bureau of Investigation:

Rickie L. Rarey, 50, Bloomington, Indiana, was sentenced to life imprisonment today by U.S. District Judge Larry J. McKinney, following his guilty plea to two counts of child exploitation (production of child pornography). This case was the result of an investigation by the Bartholomew County Sheriff's Department, the Bartholomew County Prosecutor's Office, the Federal Bureau of Investigation and the Indiana State Police.

In late April, 2009, a report was made to the Indiana Department of Children's Services (DCS) that Jane Doe 2, a minor female less than ten (10) years of age, had been molested by Rickie L. Rarey. At the time Rarey resided in Columbus, Indiana.

Shortly after the report to DCS, Jane Doe 2 and her sister, Jane Doe 1, a minor female also under ten (10) years of age, were interviewed by a Bartholomew County Sheriff's Department detective. Each child disclosed that she had been molested by Rarey, and that he had taken nude photos of them with a cell phone camera.

On May 5, 2009, a search warrant was executed by the Bartholomew County Sheriff's Department on Rarey's residence in Columbus, Indiana. A cell phone and laptop computer belonging to Rarey were seized. Rarey was interviewed and denied that he had either molested or taken nude photos of Jane Does 1 and 2.

In June 2009, an Indiana State Police (ISP) detective detailed to the FBI Cyber Crime Task Force, was requested to do a forensic examination of Rarey's laptop computer. The detective discovered numerous images depicting sexually explicit conduct involving a minor female readily identifiable as Jane Doe 1.

Armed with this new information, on July 1, 2009, Bartholomew County Sheriff's Department detectives re-interviewed Rarey at his new residence in Bloomington, Indiana. When confronted with the sexually explicit images recovered from his laptop, Rarey admitted to having taken the images on his cell phone camera and then transferring them to his laptop computer. Rarey also admitted to having touched Jane Doe 1 on her vagina on more than one occasion. Rarey was arrested at the scene and was ordered held in custody pending the disposition of his case.

Federal search warrants were obtained authorizing a search of Rarey's cell phones, as well as a memory card that was in his laptop computer when it was seized. Additional sexually explicit images of Jane Doe 1 were discovered, as well as images of her sister, Jane Doe 2, all of which were determined to have been produced by Rarey at his residence in Columbus, Indiana.

Because Rarey was previously convicted of three counts of Class C Felony child molestation in October 1993 in Bartholomew County, Indiana, federal sentencing law directs a life sentence for production, instead of the 15-30 year range otherwise provided.

Bartholomew County Prosecuting Attorney William Nash said, "This is a perfect example of how state and federal prosecutors can work together to maximize public safety while minimizing the risk of further trauma to child victims of sexual predators. In this case, there was no possibility of a life sentence under Indiana state law, and a successful state prosecution would have entailed subjecting the very young victims to the further trauma of testifying to the explicit details of the crimes in front of a room full of strangers and in the presence of the very man who had molested them." Nash continued, "When we learned that prosecution in U.S. District Court would likely result in a life sentence without the necessity of the victims' testimony, the decision to seek federal prosecution was an easy one to make. I couldn't be more pleased with the outcome of the case."

According to Assistant U.S. Attorney A. Brant Cook, who prosecuted the case for the government, offenders who are sentenced to life imprisonment are not eligible for parole at any time.

This case was brought as part of Project Safe Childhood, a nationwide initiative to combat the growing epidemic of child sexual exploitation and abuse launched in May 2006 by the Department of Justice. Led by United States Attorneys' Offices and the Criminal Division's Child Exploitation and Obscenity Section (CEOS), Project Safe Childhood marshals federal, state and local resources to better locate, apprehend and prosecute individuals who exploit children via the Internet, as well as to identify and rescue victims. Web2 Corp Finds YouTube Acquisition by Google Similar to Broadcast.Com Acquisition by Yahoo.

Bolt-on Solutions No Shortcut; Integration is the Costly Key

ORLANDO, Fla. -- The recent Google purchase of YouTube further validates the Web2 Corp (NASDAQ: WBTO) business model of integrated web products. The Company warns that acquisition is no substitute for ground-up integrated development.

Last week Google froze new product development and comments by its CEO, Eric Schmidt indicated that integration as an afterthought is not working for the Company. Schmidt ordered new products to be rolled into existing product lines as "features," a tricky proposition that can result in a band-aid look, feel and functionality. This week we find Google spending $1.65 billion to acquire YouTube, the aggregator of video clips submitted by users and dominated by "Jackass" style juvenile works that step all over copyright laws. While there is talk of Google becoming the equivalent of a television network over the Internet, Web2 Corp sees Broadcast.com-Yahoo and AOL-Time Warner all over again.

"Anyone can add YouTube's functionality today for very little investment," says William Mobley, Chairman and CEO. "Google's acquisition of a property that likely overlaps a significant proportion of its existing user base is troubling." Mobley dismisses Google's ambitions to bring a new form of television distribution to the market. "They have now convoluted the process of advertising to a point where the average Internet advertiser has no clue of what they are really getting. Add this to an increasing click-fraud problem and Google is ripe to be disrupted by a simplified low-price advertising model. Google is built on a sandy foundation that can be easily washed away. A competitor who can lower ad prices will inflict serious damage to them. They are not as secure as people would think," says Mobley.

Mobley finds irony in one other party's criticism of Google. "Broadcast.com's acquisition by Yahoo back in the 1999 boom period is a very similar situation to Google's current purchase of YouTube. Something tells me that Yahoo would like to have the money it paid for Broadcast.com back in the bank," says Mobley. "Now you have former Broadcast.com Founder Mark Cuban calling buyers of YouTube idiots...how the world does turn!"

Sep. 9--NOT JUST FUN AND GAMES: Santa Barbara is awash with gyms and sports facilities, all wonderful places to exercise the body. Places to exercise the mind are harder to find, but Rob and Gabi Bobinski have recently opened one at 537 State St.

Game-Seeker carries all sorts of board games, word games, books, math games, puzzles and brainteasers that, while certainly a magnet for enquiring young minds, are pitched primarily at adults.

"We want to get people's hands and minds working," says Mr. Bobinski.

He says the products are not intended as toys for children, though he and his wife do cater to the under-12 market with Kernohans Toys, their award-winning store in Goleta.

Mr. Bobinski's approach in this new venture is based on extensive reading of research into the aging process and what happens to the brain as we grow older.

"The aim is to help keep people's brains active," he says. "Research shows size and development of the brain is not fixed at, say, the age of 25. We can continue to grow gray matter and make new connections."

Mr. Bobinski is a great believer in the need to constantly challenge our brains in the same way that we do our bodies when trying to maintain fitness.

He says so many things we learn in life, from boiling an egg to driving a car, become automatic tasks.

To stop the brain from stagnating and atrophying, we need to constantly re-educate, stimulate and excite our brain cells. The bottom line, he says, is research showing that individuals can do much to help offset conditions such as dementia and Alzheimer's disease.

"People really have to stretch the brain to put off the aging of the brain.

It's the same as physical exercise and training for the rest of the body," he says.

"I'm always surprised how few people understand the mechanics of it and how important that is," he added.

But while he's focused on helping the brain stay in shape, Mr. Bobinski also wants to make sure his customers have fun.

He offers a "fun guarantee" that lets shoppers return goods if they don't like them.

--Brent and Suzi Freitas, owners of Eye of the Day Garden Design Center in Carpinteria, have inspired an equally eclectic cooperative that opened a few months ago at 3717 Santa Claus Lane. Carnival Cruise Lines to open new routes in Mexico.

MEXICO CITY, Nov 27, 2003 (El Economista/Corporate Mexico by Internet Securities, Inc. via COMTEX) -- Due to the growing international demand for cruises, the company Carnival Cruise Lines is set to open three new cruise routes in Mexico next year, confirmed Arturo Musi, representative of the firm. He went on to urge the government to decide whether or not to support the development of the industry in the country and establish a policy for the sub-sector.

Musi said the company would begin takings its cruise ships to Topolobampo, Tampico and Veracruz, with a total of 26 arrivals in the year. However, he said it was essential to reduce bureaucratic procedures and improve security in the country's ports. He sad it should be considered that every cruiser leaves US$30,000 in taxes and fees, including port duties, payments to the captain of the port and migration fees.

Regarding the new destinations, Musi said ships would visit Topolobampo twice per month on average, while Tampico and Veracruz would receive five ships each in 2004.

Seeking a cosy hostel, for 17 cats, four collies ... and me.(News; Opinion, Columns)

IDON'T think I can take any more bad news. I've had my property on the market since last summer without a single offer, and now stamp duty is set to rise by one per cent on Wednesday for properties like mine. This will further dampen the market and make finding a buyer nigh on impossible.

My house, which I worked for 32 years to buy, is now worth less than I paid for it, despite the fact that I've spent more than [pounds sterling]300,000 of heavily taxed income doing it up. If I do ever sell, I will have to pay off my mortgage because the Halifax won't allow me a new one at a new property, which means I will be left with nothing, after 30-plus years on the property ladder.

Banks and building societies have zero tolerance, you see, which is something we don't seem to have when it comes to boys who shoot children or policemen who miss vital clues.

The Halifax won't take into account my flawless track record, or the fact that I have missed only a single payment to pay wages to the small army of local people who were stopping my investment falling down.

Anyhow. I tried to sort out this problem last autumn by very bravely making an appointment at my local branch in Taunton. (I have the date - September 28 - etched in my diary and my skull, mainly because I got a parking ticket while I was inside sobbing.) I spoke to a young woman called Laura. She started tapping away at her computer. The amount I owed had not gone down by one penny in the five years since I took out the mortgage, even though I pay a small fortune each month.

'You owe an extra [pounds sterling]40,000 because of the way we calculate the interest,' she said. 'Oh no, maybe that isn't right,' she added, while I was having a heart attack. 'I'm not used to all these zeros.' She sent me away, saying she would phone me with a decision. 'Even a small mortgage would help,' I said.

'I don't think I can live in a caravan with four dogs and 17 cats, especially if it only has one exit.' She did phone me after a week or so to say the underwriters (who in God's name are these people?) needed more information.

I filled in several forms.

She then phoned to say she needed bank statements going back three months. I got them out of their sealed envelopes and posted them to her. I then got a phone call at the beginning of this year. 'We need to do a financial review, but I don't have time now. I will call you back.' She never did. So, although I pay 11 times the Bank of England base rate, and am therefore a valuable customer, six months later I still do not have a decision.

HOW can people even attempt to get themselves out of financial cul-de-sacs if the people manning these grabby institutions do not communicate or follow through? (Unless, that is, you miss a payment, in which case they will call you very early on a Sunday morning, and charge you [pounds sterling]15 every time they do so.) On Friday, I heard the news that the number of people on housing benefits could double due to job losses, home repossession and so on, just as the Government's caps on rents takes effect. There has been much talk of ghettos, but I've never been able to afford to live in Primrose Hill or Hampstead.

If you have no money, you live somewhere cheap. When I first worked in London I lived in Stockwell, probably the most crime-ridden, certainly the most dingy part of the capital. I should have just got pregnant as a teenager instead of studying for exams, and applied for a council flat. At least someone else would lag the roof and fix the guttering.

Home ownership is a big fat con, the biggest of the modern age. According to the experts, home-owners aren't throwing away money like they would by paying rent. They are investing in an asset that will only go up in value. If we work hard, and pay off the mortgage, then we will be sitting pretty.

But long-term returns are modest, and generally less than if you invest in stocks and shares. Every time I see one of those 'mortgage interest rate time bomb' ads on the internet my blood runs cold.

In desperation, I phoned Laura again on Friday morning, using the direct number for the branch. A man with a distinctly non-West Country accent answered. 'Is that the Taunton branch?' I squeaked. 'This is not a branch at all,' he said. 'This is the branch support team. How can I help? But first of all I need to ask you a few security questions. Now, what is your postcode?' Aaarrgh!!

I wonder if privately owned, tax-funded hostels will take four collies and 17 cats?
